Hines West Regional Office
The Hines West Regional Office has been active for over 30
years in major west coast markets including Los Angeles, San
Francisco, San Diego and Seattle. In that time, the firm has
developed or revitalized over 100 projects in 30 cities. These
projects share a commitment to creating exceptional real estate
that responds to the objectives of our tenants, clients and
investors. Over the past five years, Hines West has responded
to this demand by developing and acquiring real estate assets
totaling more than 20 million
square feet.
A Current Regional Initiative
100 Montgomery is a 25-story, 424,000-square-foot office tower located in the heart of downtown San Francisco. Originally developed in 1955 and considered a historic structure, the building was in disrepair when Hines and Sterling American Property acquired the property in 2006. Hines immediately began a 36-month, $30 million redevelopment plan for the 50 percent-occupied building.
Redesigned by Robert A.M. Stern Architects, the building now features an ultra-modern crystallized glass exterior, complemented by the refurbished Art Deco metal panels and window mullions. A new lobby was added at the corner of Montgomery and Sutter, and the redesigned ground floor features large retail storefronts and display windows. Upon completion in 2009, the building was rebranded as 100 Montgomery and its occupancy now exceeds 80 percent.
In addition to the physical changes, in 2009 the building received Gold Certification under the U.S. Green Building Council's LEED® rating system for Existing Buildings (EB) and is now ENERGY STAR rated.
Jim Buie

Jim Buie is the CEO in charge of all development and operations in the West Region of the United States and the Asia Pacific Region. He is a member the Hines Executive Committee. Since joining Hines in 1980, Mr. Buie has been involved in all phases of the development process and management of more than 67 million square feet of commercial real estate representing approximately $15 billion. Some highlights of his career with Hines include developing Figueroa at Wilshire in Los Angeles, 560 Mission in San Francisco, Fourth & Madison in Seattle, Embassy House in Beijing and California Place in Shanghai. Mr. Buie earned his Bachelor of Arts in Economics from the University of Virginia in 1974 and his Master of Business Administration from Stanford Graduate School of Business in 1980.

Robert Hollister

Since arriving at Hines in 1996, Rob Hollister has contributed to the development and marketing of more than 14 million square feet of commercial real estate representing more than $3 billion in value. Based in Shanghai, China, since 2006, Mr. Hollister directs all development activities for the 5,000,000-square-foot California Place Shanghai and the 2,500,000-square-foot California Place Dalian projects. Previously based in Seattle, he oversaw all acquisition, development and disposition activities for the northwest, including the 850,000-square-foot Fourth & Madison project in Seattle, the 480,000-square-foot One Twelfth at Twelfth project in Bellevue, the 420,000-square-foot Cedar Court project in Redmond and the 100,000-square-foot Evergreen Plaza project in Kirkland. Mr. Hollister also led the acquisition of the 717,000-square-foot 1001 Fourth Avenue and the 300,000-square-foot 720 Olive Way projects in Seattle, as well as the 24-building Linbrook Office Park in Kirkland. He assisted in entitlement, disposition and development activities for up to 1.5 million square feet of The Gateway in South San Francisco and the 260,000-square-foot Cherry at Bayhill project in San Bruno, and assisted in the entitlement of up to 1.8 million square feet at NBC Studios in Burbank. Mr. Hollister earned his Bachelor of Arts degree from Dartmouth College in 1989 and his Master of Business Administration from the Stanford Graduate School of Business in 1996.

Thomas Kruggel

Since joining Hines in 1984, Tom Kruggel has contributed to the management of almost 45 million square feet of commercial real estate and has directly served as manager of over five million square feet of high-rise office space representing more than $1.5 billion in value. He has received local and regional BOMA Building of the Year Awards at two separate locations and the International BOMA Building of the Year Award at Figueroa at Wilshire in Los Angeles, and has served on the Board of Directors for two separate BOMA locals. Mr. Kruggel is currently the President for BOMA San Francisco, and is also overseeing the LEED certification of over 30 buildings.

Jim Morrison

Jim
Morrison came to Hines in 1987. Since that time has
managed the development and renovation of more than 2.5
million square feet of commercial real estate representing
approximately $600 million and including significant projects
for institutional owners. He was the project the officer
responsible for all aspects in development of the 174-unit
Embassy House luxury apartment tower in Beijing. Mr. Morrison
directed the development of the 1 million-square-foot
State of California office building complex at San Francisco's
Civic Center, and was responsible for overall development
of the 600,000-square-foot historic Pacific Gas &
Electric Company headquarters seismic retrofit project
in downtown San Francisco. After being awarded his Bachelor
of Arts in Landscape Architecture from the University
of California at Berkeley in 1980, he attended the Tuck
School at Dartmouth College where he received a Master
of Business Administration in 1987.

Paul Paradis

Since
arriving at Hines in 1989, Paul Paradis has contributed
to the development and marketing of more than 14 million
square feet of commercial real estate. These projects include the acquisition
of the 600,000-square-foot Stoneridge Corporate Plaza
in Pleasanton, and the 800,000-square-foot 50 Fremont
building and 335,000-square-foot 505 Montgomery building,
both in downtown San Francisco. He directed all development
activity related to the 700,000-square-foot 560 Mission
project in downtown San Francisco and the 600,000-square-foot
Pleasanton Corporate Commons in Pleasanton. Mr. Paradis
was responsible for entitlement, disposition and development
activities for up to 1.5 million square feet of The Gateway
in South San Francisco and the 260,000-square-foot Cherry
at Bayhill project in San Bruno. He also assisted in managing
the development of the 310,000-square-foot 343 Sansome
project in downtown San Francisco. Mr. Paradis earned
his Bachelor of Arts degree from Harvard College
in 1986.

Colin Shepherd

Colin Shepherd heads the business activities of Hines in a variety of metropolitan areas within the West Region, including Los Angeles, Seattle, Portland, Las Vegas and Salt Lake City. Since joining the firm in 1982, he has supervised all phases of development, management, leasing and/or acquisition of more than 21 million square feet of commercial real estate valued at more than $6 billion. Mr. Shepherd managed the development, financing and leasing of the 1.1 million-square-foot, 52-story Figueroa at Wilshire project in downtown Los Angeles, and was responsible for the development, financing and leasing of more than 2.5 million square feet of office buildings within the greater Seattle area, including downtown Seattle, Bellevue, Redmond and Kirkland. He developed the 415,000-square-foot, 20-story Tower 333 in Bellevue, WA, which was the first multi-tenant office building on the West Coast to receive Leadership in Energy and Environmental Design (LEED) Gold Certification for Core & Shell from the U.S. Green Building Council. Mr. Shepherd received his Bachelor of Science degree in Civil Engineering from the Massachusetts Institute of Technology (MIT) in 1981 and a Master of Science (MBA) from the Sloan School of Management at MIT in 1982.
