PREVENTIVE MAINTENANCE
Setting the standard in preventive maintenance.
As Hines developed a portfolio of world-class structures, it also developed a sophisticated preventive maintenance program to protect its own significant assets. Today, third-party clients benefit from the program in three critical ways: no premature capital expenses, optimal energy management and minimal unplanned shutdowns.
Following is an example of a Hines preventive maintenance plan, in this case applied to a building’s temperature control system.
HVAC Preventive Maintenance
Equipment
is recorded in our computerized maintenance management system
(AwareManager) to reflect manufacturer’s specifications,
recommended maintenance tasks and performance frequencies
(including scheduling maintenance tasks for implementation
by Hines personnel).
- Preventive maintenance tasks are performed on an appointed
schedule. The completed activity is recorded in AwareManager.
- Chillers are subjected to a Chiller Stop Inspection Program (different tasks scheduled for one-year, three-year, six-year, eight-year and twelve-year intervals) designed to significantly increase equipment efficiency and equipment life.
- Fire pumps are operationally tested weekly and monthly,
and are flow-tested annually.
- Emergency generators are tested weekly without load, monthly with current load and annually under full load conditions.
- Cooling tower maintenance, water treatment and testing programs
are so thorough they include testing for Legionella.
